Leading expertise in digital engineering was the single most essential ingredient in this landmark project in Sydney’s second CBD.

This 44-level commercial tower is the tallest building in the area, a landmark, architecturally designed development. The offset ground level offers a series of open-concept spaces including a commercial lobby, restaurant and café.

It’s also the new home of Laing O’Rourke in Sydney. We wanted an inviting, flexible workplace and got exactly that, along with beautiful, sweeping views over Sydney Harbour. But it wasn’t just about us.

How it happened

In one of Sydney’s busiest business districts and on the corner of two major roads, the demolition and construction methodology was critical. The number of site visits and construction traffic had to be dramatically minimised.

The project showcased our digital engineering capability. Our digital model allowed us to virtually test various innovative approaches for staging the works. It allowed us to identify the most effective solution to improve safety and reduce impacts.

It also enabled us to conduct visually enhanced stakeholder and community engagement activities, including virtual tours of the entire building, to identify issues and solutions well before setting foot on site.

The documentation process on 100 Mount Street was one of the smoothest and most collaborative I’ve been involved with since BIM became standard. The whole team embraced the process and worked to deliver 3D models that enhanced Laing O’Rourke’s programming and construction processes. The human factor is often overlooked in the digital world, but this project proved that great relationships help to deliver great projects.

The result

The building improves public amenity with a band of retail shopfronts, improved pedestrian access, improved views and daylight between Mount and Springs Streets and a wintergarden on the ground floor.

The client requested a digital documentation model that linked construction information for the tower’s transition into operation and ongoing maintenance. Several years ago, such an outcome would have been impossible. Today, with our enormous experience in digital engineering of major projects, it’s an elegant reality.
