Laing O'Rourke completes £160 million ‘super prime’ Clarges Mayfair development in the heart of London.

Working in partnership with British Land, Laing O'Rourke has reached practical completion on the £160 million ‘super prime’ Clarges Mayfair residential and commercial development in the heart of London, overlooking Green Park and Buckingham Palace.

Laing O'Rourke was responsible for both the demolition of the existing 1960s block, once the site of MI5 office facilities, and construction and full fit-out of the four buildings on the Clarges estate. The Mayfair development in central London has been replaced by four new buildings – a bespoke HQ for the Kennel Club, affordable housing for rent, commercial offices and luxury apartments.
 
Project Director Steve Cork said: “Our team, led by Ash Patel, should be proud of the standard we’ve achieved on these 33 super prime apartments, the private mews road, reception, atrium and luxurious spa over the last 2 years. It’s been an extremely complex design, but with a very high quality fit out, which shows Laing O’Rourke at its best.”
 
The estate will cater for addresses in Piccadilly, Clarges Street and Bolton Street and the design of the buildings is contemporary whilst also reflective of the heritage of the area, with Portland Stone being the predominant building material. The intricate detailing of the metalwork on the windows, balconies, balustrades and screens, references the 'Piccadil' lace collar which draws inspiration from Piccadilly's past.

Offsite manufacture was used on Clarges Mayfair, which included the first use of three-beam concrete megaplanks, calling in MEP expertise to design its modular wiring and building management systems. In addition all four new buildings have benefited from 3D modelling which was particularly useful for planning services for the luxury apartments, as these are housed in relatively small ceiling voids.

Build quality has been of paramount importance throughout the life-cycle of the project, alongside efficiency, speed and safe delivery. The Laing O’Rourke factory at Explore Industrial Park achieved the highest levels of quality with the ability to deliver more efficiently with less resource.
