The One Hyde Park project is remarkable and groundbreaking in many ways. The levels of innovation in engineering, as well as other areas of the build, emphasise our unwavering commitment to providing our clients with smart construction solutions.
This complex has set new luxurious standards worldwide. It has given Knightsbridge a distinctive new residential development that relates strongly to the existing streetscape. To reach the highest level of quality possible, the team adopted a collaborative approach, combining the skills and expertise of some of the best professionals in architecture, art, design and construction. The architect, Lord Rogers, remarked that the build quality was the finest he had seen anywhere in his 50-year career. One Hyde Park exemplifies Laing O’Rourke’s ‘total solutions provider’ capabilities with nine of our businesses involved in the design, build and fit-out.
A leap above the rest
The predominant construction techniques were based on offsite production of precast concrete components. By using these modern methods of construction, and creating detailed designs at a very early stage, we streamlined the construction process resulting in straightforward assembly on site. We used natural, organic materials and successfully worked to unusually tight tolerances and quality specifications. We used a combination of the best features of offsite production technology, together with skilled craftsmen on site, to overcome seemingly unworkable specification requirements and produce a project that surpasses all expectation.
Facilities and services beyond expectation
Security and privacy are leading themes in the design, and we worked with the developers and consultants to turn design into reality with as little compromise as possible. With 60 full-time staff, 24-hour room service, reassuringly high levels of security, underground valet parking, private spa, 21m ozone swimming pool, virtual golf simulator, private cinema, personal wine storage, squash court, state-of-the-art gym, and a business suite and meeting rooms, the design truly exceeds all expectation. The scheme also provides 139 vehicle and 114 cycle spaces across two basement levels.
A top-down construction approach meant building both up and down simultaneously from the ground floor slab – in this case the four-storey basement was excavated from below. This technique enabled significant time savings to be made in an extremely busy part of London.
An anaerobic composter used during the temporary works enabled the recycling of onsite waste, reducing the amount sent to landfill. Concrete from the previous structural foundations was crushed on site and reused as part of the piling mat. It was estimated that this saved around 20 lorries per day coming to the site over a period of more than 100 days.
We provided boreholes for ground source heating to minimise the use of individual gas/electric boilers within apartments. As this was decided at an early stage in the design, it was possible to minimise installation costs by integrating the 50m deep boreholes with the foundation piling.
Intelligent logistics – crucial and flawlessly executed
At peak there were 2,000 people working on site and up to 200 vehicle movements per day. Materials movement was a serious challenge, as the building occupies 88% of its plot in a busy central London location.
During the construction and fit-out period there was no possibility for onsite storage, and tight synchronisation of deliveries using just-in-time methods was essential. Our logistics solution was to set up a large, offsite construction consolidation centre (CCC). This central warehouse, located in Wembley, substantially reduced the traffic mileage and pollution discharge in central London, by having fewer, larger deliveries sent to site. Through the CCC we were able to inspect the quality of materials as they arrived, and once again as they were delivered on site. This gave us full control, reassuring our client that the highest level of quality was maintained throughout all aspects of the build.
