Located 10 km from Brisbane CBD, the Mount Ommaney Shopping Centre is predominantly a discount department store complex with major tenancies including Coles, Big W, Woolworths and Kmart. Laing O'Rourke undertook a major redevelopment of the centre, completely reconfiguring its interior and car parks and adding 17,770 m2 of gross lettable floor area.
The key challenge for the Laing O’Rourke team was to complete this major redevelopment while the centre remained open for trading throughout the two-year delivery period. Communication, forward planning and logistical management were therefore crucial to successful delivery, and all interface construction activities were scheduled outside retail operating hours.
Dust and noise management required significant hoarding arrangements to contain what could have been a significant centre management issue.
Laing O'Rourke brought to the project its extensive experience in the retail sector, having undertaken a number of similar redevelopments in recent years. In particular, Laing O'Rourke provided significant value in its ability to adopt a one-team approach through the company's diverse but integrated structure. This alone enabled the team to begin working literally within days of receiving the contract.
Before works began on site, the team collaborated extensively with the client to manage the master planning, project management and development approval processes. Its one-team approach meant that the formwork package was undertaken by Laing O’Rourke’s Expanded entity, with another Laing O’Rourke subsidiary, Select, managing the plant and equipment hire.
Major new features of the rejuvenated centre include a contemporary food court, improved shopping circulation and an environmentally friendly water harvesting plant for the centre’s restrooms. New tenancies include a 6000 m2 Target department store, a 400 0m2 Coles supermarket, and numerous ‘mini-majors’ and specialty shops.
Completed in 2010, the project was recognised at the 2011 Queensland Master Builders Association Awards, receiving both the Brisbane-specific and state-wide awards for best retail facilities over $4 million.
