123 Albert Street is a recently built commercial tower in the heart of Brisbane’s CBD. This innovative building has been designed to achieve a world-leading 6-star Green Star rating and a 5-star Australian Building Greenhouse Rating (ABGR).

123 Albert Street is a recently built commercial tower in the heart of Brisbane’s CBD. This innovative building has been designed to achieve a world-leading 6-star Green Star rating and a 5-star Australian Building Greenhouse Rating (ABGR). Constructed by Laing O’Rourke for Dexus, 123 Albert Street is the new Australian headquarters of mining giant Rio Tinto. 

With a gross building area of 77,000m2, this new icon for Brisbane’s CBD skyline boasts 26 levels of premium office space, a broad ground-floor reception area, an exciting retail space and eight levels of car parking. By adopting a client-led approach, the Laing O'Rourke team actively listened to the needs of Dexus and found solutions to project-specific challenges. The team also drew on Laing O’Rourke’s local and international experience to provide value-added benefits during both the design and construct phases. Among these benefits were the use of specialist 3D Building Information Modelling (BIM) and the creation of alternative design solutions that eliminated structural transfers and improved the building’s efficiency, without compromising the concept. 

Laing O’Rourke led the project planning, design and coordination phases, and implemented smart energy features to heat, cool and maintain the building. These included the use of recycled greywater for irrigation, toilets and cooling towers; an on-site tri-generation plant to supplement electricity needs; gas engine waste for absorption chillers; and low volatile organic compounds (VOC) in paints, adhesives, sealants and carpets. By engaging its own civil contracting company, Expanded, to manage the site set-up, demolition and in-ground works, Laing O’Rourke was able to offer the client the benefits of a single-team approach.

 Additionally, Laing O'Rourke undertook the integrated fit-out of 25,000 m2 of office space as part of the contract for the client's major pre-committed tenant, Rio Tinto. The building’s 6-star Green Star rating is the highest possible rating awarded by the Green Building Council of Australia, and recognises the project as a world leader in green building design. It is a significant achievement for the team, who worked tirelessly for months to create a building with true green credentials. 

In 2011, 123 Albert Street was named Best Office Development (Australia) at the Asia–Pacific Property Awards. It was also recognised by the Urban Development Institute of Australia (QLD) with an Excellence in Environmentally Sustainable Development Award.
